Ask the developer t pay for your stamp duty as incentive or wait and save the money0

A 5% deposit on an overpriced London new build with 570k of debt for a FTB who can't even afford the stamp duty looks very alarming. You should to cut your coat according to your cloth and find somewhere you can afford.0

There is a lender who will allow you to get a loan to assist with deposit as long as it is declared and the monthly payments are factored into affordability. Thinking out loud as not sure if they would allow in conjunction with htb but that is the only potential way I could see (apart from saving or gift) The loan would have to be declared on both lender and htb affordability as an outgoing.0

Going one step further than that, I jumped on to a livechat a few months back with a lender who insists on livechat for pre-app queries (if you can guess who that is) and they said that a loan for fees would be fine for them as long as the applicant could cover the deposit themselves. Sounded a bit funny to me but seems to be another option.
