Advice on help to buy ATP please

Hi, we have received our mortgage offer from Barclays and are now awaiting the help to buy loan ATP. We were advised there are delays with applications due to them changing hands. 

My question is, as we have received our mortgage offer, would there be any reason for our help to buy loan application to be declined?

As the days are going by waiting for the ATP, My anxiety is only getting worse and I am worrying myself thinking that we have got this far so could there be any reason for us to be declined the help to buy loan?!

someone please put my mind at ease?! :(

    Did it pass the HTB affordability calculator? Was it 100% correct?

    As far as I am aware yes - our mortgage broker went through everything with us and told us everything was satisfactory

    Where is the property? If it comes under Midlands and London, BPHA are a month behind. Radian are two weeks behind in the South and Plus Dane are up to date in the North according to a Homes England update today.

  • You would question why the application had been submitted without the ATP. We are told not to.

    Best thing to do is use the excel spreadsheet on the help to buy website and as long as it fits on there, you should be fine

  • Usual process is to apply for mortgage after ATP has been issued.  

    ATP is rarely declined if the calculator is done prior to submisison.
    It's more usual they reject it because of a mismatch with the pif and the reservation form then you have to go to the back of the queue

    At the moment, you can't afford to wait a month for the ATP to be issued before you apply for the mortgage. The delay is long enough as it is.
