    Try L&C mortgage brokers - they sorted a mortgage out for me when I was turned down by my current lender due to my age. They don’t charge and where very efficient

    We've no CCJs or defaults, nothing like that. I'm on mat leave just now but I've got my return to work letter from my employer so that's all good. Are there any other lenders anyone would recommend? 
    When are you planning on returning to work?

    Some of the questions on here appear to be just nosy! And also, instead of offering advice people are just being unhelpfully rude. Anyhoo, if  you are rejected for a mortgage after you received an agreement in principle, it means the lender found something that didn't meet their lending criteria when they did a full search of your information. This could be absolutely anything. I agree that you should consider speaking to a mortgage broker (rather than a lender) who can help you make a successful application elsewhere.  I applied to open a current account with HSBC when I became a full time mature student 20 years ago and was turned down, with no proper explanation. Barclays accepted me without question. I wouldn't touch HSBC with a bargepole.

  • Which question was nosy? 
    The return to work one?  That's highly relevant information for a mortgage application.
  • I was in a similar situation this time last year with HSBC. Due to the delay between aip and completion I refreshed it three times and at application was declined on affordability with no change in circumstances! Save yourself the sleepless nights and hassle (I even took to FOS for number of other reasons) get yourself a reputable broker and move on from HSBC!!! Good luck

    Think you need to understand why people ask the questions. If someone is saying they have been rejected for a mortgage but we have no idea of the numbers involved, then that isn't being nosy but obtaining facts before trying to help. 

    As for going to L&C, I wouldn't bother. They love vanilla cases and anything tricky, they are next to useless.

    What others seem to have missed is that even if you are going to pay the loan off, HSBC will still include this as being outstanding. I would source a local broker by reputation and try another lender

  • I agree about the loan being picked up even if it was being repaid. I guess I assumed the broker who submitted the case were aware of their stance on that.
    Considering it passed an AIP my guess would be maybe childcare costs weren't declared properly, or you couldn't show enough disposable income on bank statements to show that a reduced salary in June would be affordable. 

    Not the end of the world, they are a tough lender sometimes and plenty easier ones out there

    We don't pay for childcare as we're lucky enough to have grandparents nearby who like to help. Which lenders are easier in your experience? We're thinking of trying Halifax.
