A loan to buy a house now has to be a gift?

@grahamholder If your friend wants to borrow money from you to put towards the deposit then he will have to find a lender willing to accept a borrowed deposit, they do exist and if your friend is using a mortgage broker then the broker should be able to find a suitable lender. Do not, under any circumstances, sign any document saying the money is a gift. 1) You will be helping your friend to commit mortgage fraud. 2) Should you have problems getting your friend to repay the loan you will find yourself up the creek without a paddle as you will have signed a legal document declaring the money is a gift and not a loan.0
