    I’ve seen some advertise they will pay the stamp duty if bought this month 

    I don’t know which developers are ideal but persimmon Taylor wimpley and Gallaghers I believe are some of the worse I’ve dealt. (Talking from
    another perspective) 
    Since they're getting the HTB equity loan and the property is under £300k, they wouldn't be paying stamp duty anyway as first time buyers.

    a few weeks ago I just emailed an estate agent and offered £300,000 for a new build property they were marketing for £325,000. They came back to me the next day and said the developer is fine with this price. Telling me that they had made bank on the other 3 new builds next door, so were happy to sell to me for less.

    I hadn't even seen the property or contacted them before..... and I am now currently well into the process of buying it just a few weeks later. Mortgage offer is in and the solicitor is dealing with the rest.

    I am buying with Help To Buy.

    I'm in similar situation. Went out to a development where one of the flats was with an asking price £297.995 for a new build. I offered £286k and get approval from developer. At the moment waiting for my broker to send a mortgage application to one of the lender. Will go with an HTB London.

    When we bought ours the builder did everything they could to sweeten the deal BUT reduce the price... Stamp Duty (7K) paid, legal fees paid, upgraded flooring throughout, turf back and front, upgraded fence, etc, etc... just no actual cash off..

    Makes sense, i suppose - we were happy with the final deal we got.
