Halifax hard search credit file

Hi we got our AIP last week not submitted out full app yet but today in the other searches section on Equifax report a halifax mortgage opt in is showing, I believe this is the hard search section as hard searches done at my previous address are in this box and soft searches are in the credit searches section . Can someone confirm if the other searches section on Equifax credits report are hard searches and why would halifax do one without full app when they already done a soft search during aip

    Searches and Financial Links
    Although you may be associated with a person you may ask to be considered as an individual. If you choose to do this, and the lender facilitates your request, you will be asked to confirm that you do not know about any problems with the other person's credit record that would affect the lender's decision to grant you credit. The lender will receive an alert if there are problems with the other person's information and does have the right to decline you for credit. This ensures that as financial unit you do not over commit yourselves.
    Searches will show on your credit report as:
    Opt In: your associate's information will be considered
    Opt out: your associate's information will not be considered but an alert issued for any derogatory information found on their report
    Joint: you and another person both applied for credit together and both of your credit reports will be reviewed
    Transient Associate: your information and associates information will be used as long as the account linking you is open.

    Oh so as it’s opt in does that mean only the joint applicant will be considered and not me?
  • If you are applying in your own name but have a partner with bad credit then some lenders will search that partners credit file as well and base the decision on the household credit profile regardless of who is named on the mortgage. 
    In this case you would need to Opt In to the lender having permission to search your partners credit file even if they werent on the mortgage. 

    Some lenders don't search associations so wouldn't ask you to opt in in the first place.  

    If its a joint application then both files will be searched regardless of this marker
