Halifax mortgage DIP decline

Hi all
Im sorry if this is in the wrong place. 
We are currently with Halifax on our home, we have reserved a new build around 3 weeks ago and are dealing with a broker who the builder recommended. 
Now my issue is we have tried to apply for a DIP with Halifax and this has declined via mortgage broker but i had been intouch with Halifax direct prior who have give us a DIP for £258k but broker can't get a acceptance at all?
He has now put in a appeal in which we await but im so worried to the point im not sleeping 😩
We aren't a straight forward case and i cant help but feel it's to complex that he just can't be bothered with the trouble. We have the affordability but says it's our credit score it's declined on.. 
On experian its 999 never defaulted or missed payments in life. 
We have 4 BTL properties and recently paid off a reasonable amount of debt (credit card and a small loan) these are updated on credit file but im not sure if there will still see them.
I generally don't no what to do, should i be applying for more lenders in mean time as back up? I feel if halifax say no that basically we have no other option, but i just cant get my head around why?! He doesn't seem to have any urgency but we meant to exchange and complete in 4 weeks 😱😱
Do you think its likely been previous level of debt causing us problems? It wasn't out of means, we had a few buy now pay laters and credit card etc all reasonably small balances on.

Im sorry to waffle on but i generally don't no what else i can do, and i dont feel i can talk to my broker as he's very reserved.

    He cant see your score, only your history, maybe hes referring to the internal scoring the lender uses.
    Whats exactly on your history as like I say that's whats taken into account.
    Have you checked the other credit reporting agencies ?
    There's 3 others, Transunion is 1, Equifax is another but use clearscore.
    If he cant nowhere with Halifax then he should try another lender.

    I have this morning checked equifax and again all showing ok, no late payments etc and top score. 
    Totally baffled at why we can't obtain a mortgage. 
    Yes i can say previous our level of debt would of prob pulled down score but it's all gone 🤷‍♀️

    Perhaps the 4 BTL's are the issue. Maybe impacting your application. 
  • Are any of your other mortgages with lloyds Banking group?  If so what's the total value?

    We have one with RBS.
    I belive BTL are a issue but i can't understand why. 
    We pay around £80-100 max a month mortgage and receive £530 in.

    We had the same problem in August, 2 brokers tried with Halifax but both came back as decline on credit score. We applied directly with Halifax and we’re just waiting for our offer

    We were exactly the same! 2 brokers tried but couldn't get Dip but for some weird reason I decided to have a go online and got it approved, then Halifax themselves changed due to DH getting his latest books completed and it still approved.  We are now just the underwriting stage (DH self emp) but apparently we were a B pass (I have a Vodafone default) and that side of things is all fine.  Just the post covid, self emp checks now I think so keeping everything crossed.
