Remortgaging with a lodger in the house

My mortgage is up in July and I am looking into remortgaging at the moment. I am hoping to lock the mortgage down for 5 years at the best fixed rate that I can get. I have spoken to L&C and they have advised me to speak to my current lender (Darlington) and remortgage with them because I have a lodger and that other mortgage companies deem my having a lodger to be a risk. The lodger is on a standard lodgers agreement and her deposit is kept in a safe deposit scheme. Other than that I am debt free and have never missed a mortgage payment. Darlington have been fine but their rates aren't as good as other lenders. I was wondering if any one else has experienced this and if anyone can suggest other lenders that I can speak to?

I am in the process of finalising my remortgage and I have a lodger. My local broker recommended TSB as they allow lodgers as standard apparently.
I'd suggest finding a local mortgage broker and seeing what they can offer you; there's a good chance it will be better than what your current lender offers you.

Thank you for your advice. I was trying to save some money and not have to pay the mortgage advisor fee but I think I might have to now. Really seems that having a lodger has thrown a spanner in the works!
