Which area code do you live in?

Even in expensive Oxfordshire, you can buy a new 4 bed home for less than 420k. I guess you need to stay put due to childrens education though!

If it helps, I earn 26k a year and i've been told my affordability is max 102k loan.

Live in good old expensive greater London. Difficult to move further away for several reasons including education. We can go ahead with the slightly lower offer but will mean have to hold back on some refurbishment works unfortunately.
