calling mortage brokers timescales please

Selling two properties at the moment double nightmare
Would be so grateful of any ideas on lenders approx timescales
property one - lender royal bank of scot I wont go into detail but no probs with their credit record or anything and mortgage previuosly agreed with a property they pulled out of and they are now borrowing less
survey done last week and report out with no probs and full value agreed
any ideas when mortgage offer realistically likely to be with buyer and their sols?
property two - probate house - two buyers wanting it and they are in a survey race
lenders are HSBC and Halifax
any idea who is the better lender for getting on with things and getting mortgage ofers out?
It might come to a point of choosing a prefered buyer so knowing which is the more efficient lender will have an impact on our decision.
Any advice hugely appreciated
