Which mortgage providers allow you to split the title deed?

We own an end terrace house with large garden and want to sell half the garden with planning permission. We're aware that we'll have to go through planning, solicitors, land registry and split the title deed.
We're currently with Santander who don't allow you to split the deed. As we're not tied into a deal with Santander, we're looking for a mortgage provider who will allow this; can anyone help?

Hi did you ever find a mortgage company that allows you to split title deeds. I am in the same boat. I have a mortgage with Santander and they won’t allow us to split too.

Surely you don't need to find a lender who will allow you to split the deed, you just remortgage the bit you're keeping?0
