    A good broker is all about placing you with the right lender, it's not about doing half a job. A good broker phones the potential lenders, speaks with their dedicated contact and sees if there is anything that would cause a DIP application to be rejected before trying.

    I agree.  The OP definitely needs a broker who specialises in adverse credit files.

    Easier to use one site to get all three at once

    They are free and each of them represent one CRA, therefore for a full free overview you need of them.

    It does, that's why I posted too!

    Thank for all the help.

    I got in contact with credit union who are good for dealing with bad credit and mortgages. They've said that as a default is still open, I need to wait till it's settled and try in six months again.

    I have paid this off, does it just take some time before it shows as settled on my report then?

    You don't have to wait for them to be settled.

    People get mortgages with outstanding defaults and CCJs.

    For the default to show as settled it will be a month or two, keep watching your credit reports when they are updated.
