I am re-mortgaging my house, the valuation said I had to have an asbestos report, Report has been done and it shows low risk crystalline in certain areas. The wording says 'Advised Actions
Manage - Condition and surface treatment are adequate for the material to be left in place. Asbestos
warning stickers may be applied.
This advised action is the opinion of the surveyor on site at the time of inspection.
Asbestos management decisions are the responsibility of the duty holder'.
The report has now been passed to the lenders valuer for his consideration. What are my chances of getting a mortgage? This was never mentioned when i bought the house 5 years ago.

I doubt it will matter. Asbestos is pretty commonplace. Different if it was e.g. broken and there was dust everywhere.1

I missed a bit, further down regarding the utility room it takes recommend action remove wall coated texture. Low risk. As it happens I am having that room plastered. Will they still hold the £5k retention do you think? I forgot to mention the £5k retention0

Mortgage valuer is holding the retention. We have to remove all the textured coating in the utility room before releasing the retention. Can we legally do that ourselves and then have the room re-plastered which is what we were going to do anyway. We can then give the valuer the receipt for the plastering or will they require a professional to come and remove the coating so we get a receipt for that. I have asked the lender but they couldnt answer! They just said the valuer will want it removing. On the mortgage offer it says. Once w have the works done they will arrange to come out and get it reinspected. We have now removed the top of the coating so its fairly smooth, it will then be pva'd and plastered. I just dont want to get this done then them say it has to come off and the whole textured coating has to come off and then be plastered again!.
This is what it says on the offer:RetentionWe will make a retention of £5,000 from the Loan. We won't release the retention until the following requirementshave been met and the Property has been re-inspected by our valuer: Specialist report to be obtained fromapproved/licensed contractor in relation to possible presence of asbestos/asbestos products in the property carryingout all works recommended in accordance with current Health & Safety Regulations prior to completion. Repair ofpotential asbestos containing textured coatings subject to investigation by a specialist Once the above requirementshave been met, let us know so we can arrange the re-inspection. There is a deadline to meet if you want the retentionto be released.

Bearing in the mind, we have had the report done and the valuer has seen it. Im hoping we can just go ahead and have the room plastered and then the valuer come back and see its been done. Surley taking the whole walls down to the original plaster will just cause unnecessary work, cost and mess! Its the same textured coating which is on the bedrooms and these have been passed ok, its just the utility room is a mess with holes in the wall, which will be filled in before plastering.0
