RTB mortgage - where to get advice?

Hi all, my mum is thinking about using the RTB scheme to buy her house. She has applied to the council and they have valued it at £70,000 and with her discount would cost her £24,000. She can afford to pay a deposit too but is confused on if she would be able to get a mortgage (she works full time, will be 60 this year) or if a personal loan would be a better option. She is also worried that her house may have subsidence so would prefer getting someone to look at it before she purchases. Is it a structural survey she would need or a homeowner survey? 
For advice on any mortgage options, does anyone know of any good advisers I could approach or will she need one in her local area? (She lives in Hull). She is confused by everything and I think it would be better if I could book an appointment so I could be with her to discuss her options.

    The lender will insist on a bare minimum basic valuation which may pick up on subsidence but it may not. You could do with a structural survey really if that is a concern. 
    Mum can put down a deposit if she wishes, although some lenders have minimum loan amounts and at £24k she is probably in the ballpark of reducing the pool of lenders on that front. 
    You can use a broker anywhere, but you may find they either need to charge a fee or the mortgage is too small for them - the commission would be about £80 on there, after costs and tax the broker would be lucky to walk away with £50. Could be an ideal case for someone like L&C or habito etc, they are big on being fee free.

  • Many thanks for the reply ACG. I will have a look at L&C and habito, although she would be happy to pay a fee to a mortgage broker to get advice. She would feel better if she got a structural survey so I will have a look at how to arrange that.
