How do I do this sensibly!?

So I asked my husband to leave last week. We have a joint mortgage. Owing 85k. 60k equity. I have inheritance of £60k. 1 child aged 10.
My idea was to be amicable. ..I'm presuming he will be due half of the equity anyway. So, I want to stay in the house with our daughter. My idea is to give him maybe 10k to set himself up,the rest of the equity once I sell one day or offset it against his pension. But, I'm not allowed to have the mortgage alone.... I don't earn enough. I just have my early ill health retirement pension and child benefit of about £700 a month. I'm 52.
So I was told I need someone to go on the mortgage with me as a joint borrower sole proprietor,a guarantor. I don't know anyone. If I ask my husband to do it ,it'll hamper him getting a new mortgage as I don't think his wage of 35k will allow him to.... I was thinking of paying off a lump sum with my inheritance to ensure I can afford it easier. Can anyone help with any ideas , anything else I can do to make it easier for us both?

Have the mortgage company or any others told you the maximum they will lend? I think this would be a starting point and then a conversation with your ex to see what settlement he would be happy with.

Alternatively can you sell, take your exquit and inheritance and put it toward something smaller and then have less or no mortgage?
