Loooong wait for valuation

Ugh I’m so fed up of this mortgage application. 3.5 weeks to sort the paperwork to their satisfaction (when they already had what they actually needed) and now we’re approved subject to valuation, the valuers are being super slow. They have up to 5 working days to arrange the valuation and we are now on day 4. Anyone else had enough of the process? I’ve started the conveyancing now due to the length of time it’s been, but without a mortgage offer in my hand I do feel a bit exposed!

  • I feel your pain, my last mortgage took about 5 weeks for the paperwork to get sorted, then the valuation took several days.  It left things very tight time-wise, and I almost lost the house because the valuer accidentally ticked "tenanted" rather than "vacant possession" on one of the forms.  Cue me running from the solicitors' office to the bank to transfer my deposit funds the afternoon before I was due to complete.

    Mortgage started 2020, aiming to clear 31/12/2029.

    OP did the broker put a stop on the val while you were waiting for the paperwork to get sorted?   It should have been done a long time ago otherwise
  • No, the advisor asked them to commission val when we knew the HMRC letter was on its way and they refused as it all had to clear underwriting first. I can’t see why they’ve done it so backward for us, all the information says val first paperwork second. Possibly because on our DIP no childcare was declared (as there isn’t any) but then because the TC statement mentioned childcare (which was claimed until mid December up until we became eligible for the 30 hours offer) they’ve taken a closer look at it in case we were lying?! I’m not sure! It’s just taking so long. The brokers BDM has confirmed we are approved subject to valuation so I’m hoping it’s nearly over. 
  • On a normal case, the valuation would have been instructed even before the first touch of the case.   Perhaps it referred on full application rather than accepting. 
    Strange case but hopefully behind you soon
