Mortgage - Relationship Breakdown

Hi all,
Sorry if i put this in the wrong place, just looking for a little advice really, i will try keep everything quick and to the point.
Moved into a new house in April 2019, 50/50 Mortgage split, 5 year deal
Value - 90k
Deposit - 5k (she paid this in full)
Since then, i have put a lot of money onto a 0% card (furniture and the like).
current debt total around 8.6k
Planned to have this cleared long before paying a penny of interest, have to revisit this at some point
Since then, i have paid for 80-90% of everything, bills, food and so on, value of around 1k to 1.5k a month.
She has paid to have a new kitchin put in, around 7.8k
So, the relationship has ended, she can not afford to keep the house, but i can.
But, she is expecting me to pay her back for the deposit and the kitchen, so 12.8k
Clearly, i do not have that kind of money, so was just wondering if anyone else has been in the same situation and what they did about it?

Face reality. Sell the property and share the proceeds. Difficult as it maybe to accept.0

that did cross my mind, spoke to a mortgage adviser that i know, and due to early repayment charges and such in our contract, we would walk away with next to nothing, depending on how much it sells for.
i guess i am mostly wondering, would she be legally entitled to 12k, or something much lower0 -
Put the numbers down, if you sell and pay the ERCs, solicitors and estate agent you will both get £x.
Offer to give her the same amount as she would get and that way it reduces the stress of dealing with buyers, estate agents etc and you will pay for the legal fees to put the property in your name.
It is all a negotiation really, she may want an extra grand for instance, but it may come to just be easier to sell up both take a hit. If the amount of money is not in dispute, then can you not negotiate paying her back in instalments?
Maybe offering interest as a sweetener, and certainly with a formal written agreement
