welcome loan still on title deeds

hi

I had a Welcome finance loan about 10 years ago that has been paid fully. I am in the process of selling my home but the welcome finance is still on my title deeds. Contacted welcome and they put me in touch with Coast finance as they have took over welcome debts as welcome is now in liquidation. Contacted coast and they dont have any records of me. How can i get this took of my title deeds?????

If the Welcome loan was in your name only AND the property is jointly owned, then maybe this thread could help..

Basically, the BUYER'S solicitor needs to notify the chargeholder that the property is being sold and certify to Land Registry that such notification has been given - this i8s all that needs to be done.

Provided that the loan was in one name but property was jointly owned.
  • The secured loan has been paid fully some years back. The problem is I cant get proof that it was paid off as welcome in liquidation. I just need verification the debt was settled and I know 100% it was. I haven't had any correspondence from welcome or anyone acting for them for about 10 years

Even though Welcome Finance went into liquidation last December you can still send a Subject Access Request to KPMG who are the new Data Controllers > http://www.wfs.co.uk/

Welcome has assigned outstanding secured loans to Coast Finance Solutions Sarl based in Luxembourg.

However this suggests that the Welcome loan wasn't paid off in full (which may be an error ) otherwise there would be nothing for Welcome to assign/sell to Coast :)

You are not alone in being in this legal limbo.

It may be as simple as no discharge being applied for when the loan was paid off - it does happen. If this is what has happened then KPMG would be able to put this through retrospectively.
