Say's a man trying to sell his overpriced house in london.....
  • It’ll be very interesting to see what happens to prices over the next year. I decided to hold on to the home we had in Canary Wharf when we moved out last year as there was simply no activity at the higher end of the market and I fortunately didn’t need to sell before buying when we moved.

I thought it pretty likely I’d take a big loss from when it was last valued, but now I’ve no idea at all where to pitch it. I’ve got eighteen months to sell to recover the additional stamp duty, so hope to get it on the market this summer.

Isn’t spring the best time to put it on the market?

Keep 20 houses for sale in your Rightmove/Zoopla favourites against a town which you want to track market for.

Check them from time to time to see which got sold, price reduced etc.

That will give you fairly good idea of how market is performing rather than speculating.

Don't remove house from favourites even if they are Sold STC because some of them will come back again due to failed sales.

PS: My own analysis in South East commuter towns showing very little activity for 4-bed houses. Up to 3 beds not bad if priced correctly.
Happiness is buying an item and then not checking its price after a month to discover it was reduced further.

These "experts" are estate agents. It could be in their interest to talk up the market?

You mean the developers and estate agents quoted in the article - whose job it is to make money from selling houses aren't impartial?
One man's expert is another's vested interest!
They are hardly going to say prices are going to fall - so no point buying any homes off us for a year or two until they have fallen - are they!

  • Well I really hope it's wrong, prices just keep getting further out of reach :(
