Mortgage advice please! Total newbie!

My husband and I were gifted £10,000 from a relative lately and have decided to try for a mortgage. He is 49 and i am 36. We are both first time buyers.
I have a fair credit rating just teetering on good (i have a couple of outstanding credit cards) but my husband has a poor one.
Got an appointment with a broker next week. I earn a good wage and was wondering if i could apply for a mortgage myself without his name on the application? I stay in Scotland.
Any advice appreciated!

    What's your income?
    What's your credit liabilities?
How much you looking to spend on a property?
Do you have money for legal fees / L&BT (stamp duty)?
You say you stay in Scotland, I'm assuming you are buying up here?
Don't forget it's offers over up here, so a bargain price in the city, won't be as it will go to closed bids.
Mortgage started 2020, aiming to clear 31/12/2029.
  • 27k for salary. Got about £5k liabilities. Was looking at properties of £80k to 100k. May even look at shared equity. Yes buying up in Scotland.
  • Ask the broker to do a application in both names, and then on your own.
I am on my 2nd mortgage but my girlfriend hasnt worked since August due to ill health and this time around we were better off applying for the mortgage just in my name.
  • So it is possible to get a mortgage solely in my name rather than both names?
  • Which lender are u with?

It is possible of course, however each Mortgage provider looks at it differently. So I am obviously not going to say in your circumstance its doable, all depends on salary, dept, finance / loans outstanding and the mortgage price, also size of deposit.

I earn a decent wage and I went for a mortgage a few years back and I was refused, and I had no loans / debt. Was mainly because the deposit amount wasnt 10% or more of the valve of the property!
