  • They will re underwrite the case based on this material change. If it still fits affordability they will send a memo to the solicitor to proceed. If it doesn't fit affordability then the offer will be withdrawn unless you can show another contract agreed.

    If it fits on your income alone then it should be fine

    Yes it’s not a problem, and he contract runs until
    Days before we are due to complete. We are just mindful in his line of work dates probably won’t line up and it will me a new role, probation period. So the chances are there will be a gap where he is unemployed. His contract could also still be renewed but it’s looking less likely and we don’t want to exchange in this situation.

    Would they have factored in his contract ending when they assessed affordability?
  • No, they lend less to contract workers which is their version of building this risk in.

    If you want a more accurate calculator, Google Nationwide for Intermediaries. This will give you pretty much the same calculator that the underwriting team use. If it fits on their with just your income then nothing to worry about
