I live in a 6 bed HMO house in a wealthy town in the south near to london. The landlord has struggled to get people in for over 2 years, there's always been at least 1 empty room for these past years and on average 3 rooms have been empty.
I am not sure what happened as for many years it was easy to replace anyone who moved out with a new tenant.0 -

what do you think has happened.?
has anything happened locally? (Watching the news I know southern rail have been awful).
could air b&b, spare room etc. Have had an effect on that market?
is there some swanky new student accommodation attracting people away?
there has been a migration away from London of about 100,000
is it over priced for what it is?
my gut feeling is that it’s something local as opposed to a wider trend.

Isn't the fact that you've lived in an HMO long enough to conduct a long term occupancy study a cause for concern given your priority is to buy a house and you got 100k saved up?0
