    Same here, where we live no 3 bed is less than 300k. We also got a good deal with the developer they are paying legal fees, stamp duty And flooring which really helps as we aren’t first time buyers. I would get some advice from a broker and see, they’ll let you know for sure if you’d need a bigger deposit and go from there

    You need to do lender and HTB affordability calculators to establish your options. The lower output of the two determines what you can/can't do.

    Lender calculators are online. The HTB AC is a spreadsheet you can download from the HTB website.
