Offer vs Purple Bricks 'update' alerts

We've made an offer, a little below asking price but not significantly.

The seller has stated that an offer has been made closer to the asking price- but have not outright rejected our offer.

However, the alerts from Purplebricks we receive state viewings have been made- but no offers.

Does anyone know how accurate the alerts from PB are? Do these just pop up once you've made an offer to keep you aware of any developments? Or is it more likely the seller is just trying to bump our offer up?

It's not exactly an outlandish price they are asking for.. but there definitely are minor things which don't make it as competitive as houses in the same area which have sold for the asking price.. the third bedroom advertised has quite steep stair access which would need looking at if you wanted a lodger or to use it as a main bedroom for example.. decor is great but not 100% sure the cosmetic quality makes up for 'technically a third bedroom but not really'.

  • Not saying the viewings aren't happening but the automated communications of further viewings are just a sales tactic to create a sense of urgency among prospective buyers.

    Oh, granted :D I work in marketing so I was a little impressed.

    I'm not sure if the automations begin once I've submitted an offer however (in which case they could well have had an offer before I received the email) or from when I subscribe to alerts about the property (in which case I doubt there's actually been an offer because we booked viewing the day it was listed).

    Viewings I don't really care about- whether or not there's a competing offer could cost me some money however.
