Santander mortgage question

From using online mortgage calculators it seems that Santander would give us 5 x our salary. This makes me want to use them, but are they going to take costs off when you go through the actual application? As they only mention credit cards, loans and school fees, none of which we will have.

Can anyone help answer?

  • If you're not using a government scheme (Help to Buy or Shared
    Ownership) then it's possible.

    All lenders will apply a stressed/'affordable' calculation so if you've accurately answered everything then you have a chance of getting 5x.

    I'm not sure if Santander use averages or actual costs. If they look at actual costs (e.g. travel) and you've keyed zero and it's clearly not zero, then that would be taken off later on in the process - that's why a broker is so important as they'll make sure it's keyed properly and the figures you're getting are actually likely to stack up at underwriting.

    Yes not using help to buy. It doesn't mention travel, just says at the top not to include personal or household expenses as they take that into consideration already.

    Yes we'll definitely be using a broker.
