Is there any high st lender who offer this or I need to go via mortgage advisor only?
I have high equity in my current home, so planning to release equity from this to buy a new house which will count as deposit.
I shall then move to new house after letting my current house.

Go through your numbers with a broker.

There are a few high street lenders who do let2buy but I would recommend going through a broker. If the fee is your concern, there are plenty of fee-free brokers listed on the MSE webpage.
