Can you re-mortgage if your ex isn't living with you?

Just a quick one.
Can't afford to re-mortgage on my own but house is still in joint names - will the fact he's not living with me make a difference? (Lets assume he agrees to this for arguments sake and ofc if I took 10k out the house 5k of that would be his)
Would they base lending criteria on affordably of the household or the joint income of both parties?

Affordability will be assessed on the income and outgoings of both parties to the mortgage. If your ex is running another household then this will need to be declared on the application form.0
