  • If you are staying with the same lender, they might not revalue at all, and they are unlikely to actually view anything if they do. Bear in mind that re-decoration, even including kitchens and bathrooms is unlikely to change the value in the eyes of the lender.

    There's no way on earth heating & a re-wire have added £40k, and I seriously doubt they've added £17k either.

    Re-mortgage valuations tend to be either automated or a drive-by so I doubt this would help either.

    I am just wondering what a lender would typically do in these circumstances to revalue the property when remortgaging, and is there anything I can do to help persuade them that the value has increased?

    In my experience they will enter what you paid for the house into a house price inflation calculator.

    If your lender has branches then make an appointment with an adviser in branch and take before and after pictures and see what they say.
