What you are proposing, contributing towards the deposit and paying half the mortgage but not being on the mortgage because you're not ready to buy jointly, is quite frankly bonkers. To all intents and purposes you are buying jointly and you'll be lucky to find a mortgage lender who will accept this arrangement.
I genuinely don't see what you are getting out of this arrangement. You won't be living at home increasing your savings and you'll spunk your FTB SDLT relief on a property you won't legally own (it's based on beneficial interest) as well as any HTB ISA/LISA bonus if you're saving in one. Who's idea was this, yours or his?0 -

Beware of this! I did just this many years ago. We sold the property he solely owned and to which I had been contributing 50/50 to buy a larger one,this time jointly. When, 20 years( and 3 children later) we split up(never having married) he tried to get more than the 50/50 proceeds of the sale ,arguing that the deposit for the larger property had been paid with the proceeds of the sale from the first property which HE solely owned despite my contributions. Luckily he didn’t succeed. But DO get it all properly drawn up legally. What might seem honey now can turn sour later. And why on earth can’t you buy jointly. Seems like he wants all the balls in his court.0
