Would you would be better off taking a case to Target to get their(your) valuation reduced.
That would save a real £3k and sneak you into 80% LTV.0 -
I honestly thought that!!! That was going to be my next option but wasn't sure I could because their valuations require more pages to it ( 3 actual sold properties nearby to same spec as ours with addresses and sold prices ) which have been given etc and if down valued they need to see evidence. Because I was thinking if we could contest it with target we could pay 3k less now and we are not looking at selling in near furture as we love our property.
I'm just not sure they would accept a contest to it. Dependant upon the outcome I may try. Its worth a try.

Hi sorry to mention this again. I've just spoken to my broker who says we are still waiting. However he's obviously said we can start looking elsewhere etc its not a problem but I asked him if this survey would come up in the future if we was to sell. He said yes it will of black marked your property and put it at risk of flooding even though there is none because its a legal document. You guys all put my mind at ease that we can still get a mortgage Etc and it won't make much difference to our monthly payments. However does anyone know how we go about removing the flood risk from it? I've got all my searches I paid for. I've got the proof from the environmental agency. Plus we've never flooded ( we live on a hill)
Is there anything I can do to stop it black marking my property? If what the broker has said isn't true that's fine also at the moment I'm only going on things I'm told and google !! Which I'm very aware not to believe everything I read!!0 -
Ive not heard of a specific black mark against a property as such. The broker may just mean that any lender that uses the same valuation firm will likely have the same result as the valuers will see the file and just reference that.
Another firm of valuers may take different data from Environment Agency and wouldnt get the same result.
If you are going for a new lender it just needs to be one that uses a different valuation firm. Not much else you can do0 -
He said he will look into ones that use different valuers.
I'd done plans for every scenario I thought of when we remortgaged to pay off the help to buy however this one never crossed my mind as we arnt flood risk!! so its totally taken me by suprise. As is obvious from my first post at 3am not been able to sleep!!

I've not had a response yet. I just find it unfair that its obviously a mistake as its not flood risk yet he's said it is and its wiped 15k off the property and if we ever sell it and anyone who's getting a mortgage uses the banks that use that surveyor they have it as flooding even though we are less than 1%
However the banks will believe the surveyor mistake.
One mistake someone has made has made it so literally we can never sell. Luckily we are happy for now! Good job really!!!
I can understand surveys not getting over turned for people just saying I think my property is worth more!! I'm not saying that the house same as ours has same road has gone up for sale for 185 and the one across the road again same postcode identical layout had a value in june of 190!! I'm not even trying to get those amounts just what we bought it for!!! So I did feel I was been realisitc !0 -
