I have just got a mortgage aip for a client with a 5% deposit who approached me from this site within 1 hour of speaking where they have been trying for nearly 3 weeks and had 4 declines I know about with another broker. Their aip is with a high street lender and there is some adverse

Not all lenders treat adverse the same way. It is important to get your credit reports in front of a competent broker. Getting a credit report upfront is broking 101

A single default will not be a killer as long as you get the lender right

Thank you! I think we will let the broker try one more lender and then I might get in touch with you if that's okay? Do you charge a fee?

I am always happy to respond to pm's if you would like to look at options. We are a whole of market fee charging broker but only on receipt of a formal mortgage offer. In my profile it has my company name if you would like to look us up

A broker who didn't check credit files is a poor one. Trying another lender will only mean another hard check potentially on your credit file and making it more difficult for you
