Mortgage Valuation Fee - No Valuation Done Though

Hello,
I applied for a mortgage with Halifax, however, they rejected it even before a valuation was done. Their T & C state:
Valuation fee which is payable on application. The fee quoted here is an
£355.00 estimate based upon the purchase price and may change once the valuation has been carried out. This fee is not refundable.
I know it says not refundable...but they didn't even carry out a valuation. Is there any recourse?

Well I know they didn't arrange with the seller for someone to go and visit the property to evaluate it.0

if its a valuation rather than a homebuyers report/survey then they probably just did a valuation on the external of the property. Easy money0

Some valuers have software which allows them to do electronic valuations. No actual visit is required.I am an Independent Financial Adviser (IFA).
