Freehold Rent charges

I have a freehold house but pay a peppercorn fixed rent charge of £40 a year, written into the freehold and service charges to maintain the communal spaces which is around 180 a year.


I wonder if the lenders have tightened up their criteria, but obviously we do not know how much service/rent charges the article in question.


The question is, is this a ticking time bomb? Will someone in a similar position get a mortgage/remortgage?
