Worried! Halifax Mortgage Application

Hi All, I’m a first time buyer who has submitted an application with Halifax. I feel I have been stupid during this whole process and now very worried.

I had an AIP with Halifax a few months ago on a new build, decided not to go with the property. We saved a bit more deposit and We shopped around with another developer 2 months later & found another property which Costed slightly more than the first one . The developers brokers did an AIP which was declined by Halifax- the broker said it failed credit check

But they got one with precise their Interest rate was very high so decided to wait and get a Much cheaper Property & go for a high street vendor.

We found the house and went back to our initial brokers who have now submitted an application with Halifax, 2 days ago they deducted funds for valuation but now worried that these AIPs will mess the whole application up and I will get declined. I was under the impression AIPs where soft searches but browsing through this site I Found out some Lenders do hard searches for AIP ,

Also just now thinking the decline due to credit check I hope that wasn’t a full application 😱 I might call and ask. Oh now I’m even more worried.

    The AIPs are not an issue. You don’t have a problem here, you have an ongoing application with no indication it will not be successful.

  • Halifax AIP is soft search and then full application is hard search.

    If you’ve had the valuation fee deducted I would say that you’re likely fine on the credit search front and it will now be down to document checks (broker can usually call and get these looked at straight away) and satisfactory valuation.
