I'll try again - how do you know you can remortgage it if you don't yet know the size of any debts due by your parents' estate?

I’ve talked to a mortgage adviser

Hi I did it myself with the probate.

You must estimate and report the estate’s value before you apply for probate. If there is a charge on the property (and you don’t know what it is), you don’t know the estate’s value. I suggest you stop talking to conveyancers and financial advisers and talk to a solicitor.

So imagine if I wanted to sell the property......
The charge is still gonna be there regardless.
The fact is I know about the other charges which I have got in contact with but can't get in contact with one of the charges on the land register (OPEN + DIRECT), am all for paying off the charge if I could get in contact with this company. But I can’t. Which Is the only thing stopping me for completing the process.

    Thanks for listening

I know what the charge is but can’t get hold of the company that it belongs to
