Mortgage Offer & Job Change

So... bit of a sticky situation.
We have an application in for a mortgage at the moment.
My partner is currently in a job which pays under 15k and has an opportunity coming up which means he might be able to earn 18.5k on an apprenticeship with a full time job afterwards.
Affordability wise, on my wage we can easily afford the mortgage repayments and I have a very stable position, been with the same family business for 10 yrs plus and get an annual pay increase of 1k each year.
I was hoping we could get through to completion by the time he'd have to change his position, providing he gets the job.
Now we've found out that the sellers are moving into a new build property which won't be finished until the end of January which by this time he would have started the new role.

I know it's horribly dishonest but I am absolutely confident that we would be able to make mortgage repayments even if my other half didnt work at all, how would the bank find out that he had taken up a new role? Is it not worth doing it? We'll either have to drop out of one or the other but he's been in a dead end job for so so long and this is his opportunity to make himself a career. Mortgage wise, we'd probably have to wait until his apprenticeship had finished (18months) and another 3 months after that until we could go in for a mortgage again.

Please don't flame me! I know the reason I'm asking is because I know you SHOULDNT do it but I guess my questions are

1) Would the bank even know?
2) Is it worth the risk?

    I have never known a new build to be completed on time.
    What happens if theirs is not and you need an extension on your mortgage or you need to re-apply?

    The bank is unlikely to find out, not worth the risk IMHO as it's mortgage fraud, which is a criminal offence.

    Just speak with your Lender honestly and see what your options are under the circumstances. Chances are, they won't care and you will be able to proceed legitimately.
  • This is very true.
    Pulling my hair out with the stress of it all. I don't know whether it's worth looking for a different property or just putting the whole mortgage thing to the side for another 2 years. We're just so unhappy with our rented property but can't move anywhere else rented as our landlord is the only one we've found which allows our cats.
    I asked my conveyancer and she said we could ask them to give us a certain kind of exchange condition where it HAS to be completed by a certain date, for example the end of Jan so I was considering that as an option.
    Or maybe even asking the new job to delay the starting time.
    He hasn't even got the job yet so I don't know why I'm flapping but it's just such a perfect opportunity for him which I doubt he'll ever find again due to his age and lack of qualifications. :(
  • I'm thinking I'm going to wait until he goes for his interview - he might not even get it!
    And then I'm going to tell the lenders as I'm pretty sure if worst comes to worst I would be able to get the mortgage just under my name anyway.
    I think the term mortgage fraud has well and truly gave my head a wobble as I was a bit blinded about how bad it actually is!

    Have you checked whether the lender thinks you can afford it without his income? Have a mess around on the affordability calculator.

  • I've decided I'm just going to notify the lender if he gets the position,
    He might not get it so I'm not going to worry about it too much.
    Had our Offer given today :)
