Advice please mortgage and land purchase

I am currently looking for second home, I have found the perfect home however the garden is non existent, the neighbour behind has a very large garden and she is looking to sell and reduce her garden due to up keep etc. She has been refused planning permission and hence why she is considering selling.
I was wondering if for example it's valued at £5000 that when I make an offer on the property if I can also include the land purchase as it would become part of the deeds to my property
Is it possible to have a mortgage that way or do they need to be treated as separate purchases

    How are you funding the second home? Could you reduce the deposit you are putting in and pay the garden in cash? Or if mortgaging your existing property could you take more?

    You may also find, though your neighbour doesn't need the garden, that she is still emotionally attached to the amount of cash she would have gained by developing it. Her view on what it's worth might be entirely at odds with what it will be valued at.
