Santander mortgage

Hi all,
Was just wondering if you could give me some advice.
Mine and my Partners mortgage was sent off to Santander on Friday from our Mortgage advisors.
The builders rung today to say a survey has been booked to view the house for next Tuesday.
Does this mean that they have checked all our credit etc and are happy to lend us the money?
A lot of people saying to me, they wouldn’t send out someone to survey the property if they didn’t think you could afford it or they didn’t potentially want to lend you the money.
Any one else familiar with Santander and if this is the case?

We are also with Santander, basically they do a basic credit check on you which is done online before booking the valuation, and once the valuation is received back they go through everything in person, so will double check everything and ask for more information if required etc.
Or at least this is what my broker told me
