Mortgage broker search

Hi there,

Long time lurker, first time poster.

Can anyone advise of a decent Mortgage Broker available to me in the North East? I dont think our case is too straight forward.

95% help to buy mortgage required. Husband started new job 2 months ago, I'm full time employed over 2 years (61k combined salary) he also has his own business, 4 years old, that he works around full time employment (17k net profit). We have a car (316 per month), loan (269 per month) and a credit card (9000).
No adverse credit.

Buying a property for £195000.

Have been tempted to go straight to nationwide after reading lending criteria for various lenders, but I'm sure a broker is going to navigate it all better than me!

Any recommendations appreciated 😊

    L&C are free and second choice.
    Habito and Trussle both also on top cash back but I’ve never found them that quick to reply.

    L&C won't like your details so don't waste your time with them, they only like straight forward cases.

    Habito and Trussle get mixed reviews.

    If you look around the forum there are a few brokers who specialise in H2B, if you use the search bar, you can make enquiries with them, they cannot approach you to offer their services :)

    How many mortgages have you applied for?
    That is 4 brokers you have listed. If they are good, why have you not stuck with them?

    I’m on my fifth mortgage. Each one I’ve used at least two brokers for the initial search.

    Presumably you mean a HTB equity loan newbuild purchase with 5% deposit as 95% HTB mortgage guarantee no longer exists?

    A £195,000 purchase means a £146,250 mortgage so should meet mortgage affordability even with that credit load.

    Are you completing your own HTB calculator and property information form?

    It's upto you how you approach this but your builder may offer you an incentive to use its usual broker.

    These days, a mortgage broker can help you from any corner of the country, doesn't need to be anywhere close to you.

    I'll send you a DM with the details of the broker we recently used. Not based in the NE, but was amazing and I'm sure you'd get great service from them

    Cant help but think this probably explains why they are not very quick at coming back. If others are doing what you are doing, then you have a lot of people using and abusing them for the research which probably means they are only placing a fraction of the enquiries they receive... Not your fault for doing it, it is their set up for allowing it that is problematic.
