Hi,

I have been recommended to go to this site, as there is loads of well-qualified answers / questions.

Me and my wife has had our mortgage approved and received the mortgage offer, we have exchanged contracts.

We are buying a new build so are waiting for completion date.

In the whole application process there was loads of papers to be submitted, all done and offer received :j
As I like being organized, do we need to provide more documents to lender when solicitors requests mortgage funds?

    Ask your solicitor - but I would of thought not.

    If you have already exchanged, you won't have to provide any more documents (at least I didn't have to).

    One thing to keep in mind is not to take any debt (car finance, furniture on finance, new CCs etc.) before completion, there is small chance for the Lender to withdraw the offer before completion if you take on enough debt to impact your affordability, leaving you in hot water.

    We have not taken on more credit or anything. Only thing was to open current account with same mortgage lender, no overdraft nothing attached, purely to keep things in house.

  • It is highly unlikely that there will be any further need for additional documentation.
    Occasionally a lender may make a phone call check with the borrower, but this is usually more of a likelihood with niche market lenders.
    As Sal_III says above WHATEVER you do, DO NOT make any additional credit arrangements before you complete!

    Opening a current account, although triggering a credit file search is extremely unlikely to cause issues with your mortgage offer, you can relax. Even applying for a CC if you don't actually use it should be OK.
