    It is the continuous braying about how much you have to spend that annoys people, it could be spent in a day if someone was of a mind to, no one really cares that much, except you obviously.

    Or more likely we'll just never hear from them again as they'll be happily living in their home just getting on with life; while the OP will still be here complaining that sellers won't sell at a price the OP can afford.

    Of course once the OP does eventually buy, some years later he'll probably be ready to move and sell up himself; I wonder if he'll dictate the selling price of his own place or will he just leave it to the buyers to pay him what they think it's worth? ;)

    I take it your home and BTL`s have not made you happy?

    I was answering a specific comment concerning the longevity of my retirement pot, I don't care if it annoys you. Of course it could be spent in one day (or 30 days as Phil suggested). But it isn't about how quickly it can be spent, it is about, is it enough to keep you in the lifestyle and comfort that you want for your full retirement years. Who spends their entire retirement pot in one or 30 days? Obviously someone financially illiterate like you might, but sensible people wouldn't.

    I also thought that you owned investment property, have you sold? Or did you never have any (sorry if I am mixing you up with someone else).

    I own several properties but none were bought as investments or as BTLs etc. (I have non-rent-paying family members living in them.)

    Thanks, I never realised that, after we married my wife kept her Hackney house to provide a home for her mother. So she has done the same thing (on a smaller scale).

    It would be interesting to note the different buying/selling patterns geographically.

    Up here in Cheshire, it is obviously not as white hot as London/SE, but you do get towns which have a more transient population. People will move to them from other locations because of road network or night life etc.

    Our village is a bit more plodding. People who have grown up here want to live here.

    That's good in one way; there is generally strong demand.

    But it also means people are more savvy on a detailed level. We are going to look at an additional property at the weekend. It's a road where at one end the houses sell much more easily than the other.

    From someone outside area, this would not be immediately obvious as to why.

    I can't honestly say it's all based on logic either.
  • I’ve heard it said that in Formula 1, for all the strategising about what may come later, the right thing to do is generally to be on the appropriate tyres for the track condition on the lap that you are on now, and that if you forget this you are likely going wrong.

    It’s similar with houses. Life is happening now, you are waking up in a house, eating in it, sleeping next to your partner and with your family in it, and coming home to it each night. There is huge value in this, every day.

    Foregoing this to try to have more money later is a big gamble.

    We stretched ourselves to buy the last place, which is not how we normally are, but on walking in, we just knew that it was all that we wanted at the time.

    Ten years later, with is being ten years older, that switched, and when that happened, we moved out.
