Hi all,I am currently looking to move into a flat having had a cash offer accepted, in a building above 18m, but the building does not have an EWS1 form. I have the relevant construction details, as below.
I was wondering if anyone would share their thoughts as to whether there may be any issue in obtaining the EWS1 considering the cladding and insulation used. The building is also covered in glass on the outside.
Flat Construction:
The construction of the building incorporates a rockwool insulation and Luxalon MPF Rainscreen with Coil Coat Technology of a flat metal strip with no inner core. The Rockwool Insulation has been tested to British Standard 476:Part 22 and is A1 fire classified.

Unless it’s an EWS1 form with A1, A2 or B1 grading, lenders won’t issue a mortgage on the property.0

Are you the buyer or the seller? If you are the buyer, you might want to wait till the building has obtained the EWS1 form as without it, you will not be able to sell or the potential buyer will not be able to obtain a mortgage.
The cost of EWS1 inspection cost is still a big question mark who is bearing the cost.

LP.online, thanks for your respone. I am the buyer, as above I have a cash offer accepted. I am after reassurance, as if I wait until an EWS1 form is obtained, the chain will collapse.If anyone knows a professional in the fire safety field that I could contact for advice that would be much appreciated, thanks.

We have been in the process of trying to sell our flat in London (Old Street) for a year now. We have an EWS1 form which is B1 rated but we have had two buyers drop out (the latest on 3 days ago) after Halifax refused a mortgage to both of them. We have a new home reserved and the stress of finding a new buyer is awful. We can’t understand why, when we have the B1 rating. Urgently need a cash buyer - anyone interested or have any advise/ same situation, please shout!0

hopefully Telford homes has re issued the form with the correct signature, otherwise I’ll just see my fourth purchase fall through again!0 -

I would appreciate some advice on this matter. Our management company are in the process of finding a firm to undertake the intrusive survey. Our building is less than 18m with no cladding. There are people who have sold their flats now getting £0 valuations. Is it worth trying to sell up now to a cash buyer rather than stay put and be faced with big problems further down the line ?0
