Just wanted to post a quick update. I contacted my estate agents today to request an additional month on my rental property and was told this was not possible.
My solicitor last contacted me yesterday and told me to discuss matters further with the seller direct. Although I have her contact details and she has been in touch apologising for the hold up, I don't really feel comfortable harassing her for progression to completion.
The estate agents have contacted me to tell me they're on the case. According to them the sellers solicitors had agreed a completion date for her purchase and this fell through because they came up with approx 20 enquiries without any prompt from their client. Apparently the majority of the enquiries have been answered in previous surveys.
I don't really know where to go from here. I'm meeting with my mortgage advisor tomorrow as I'm kind of at a loss with my own solicitor as she is now taking a hands off approach. I tried contacting her today to no avail, and instead sent her an email explaining the above and asking if she could continue to push the sellers solicitors.
To say I am freaking out is an understatement.0 -
A lesson to those reading in future, do not hand in notice until you have exchanged AND have a completion.
A degree of overlap will occur, but you can't have your cake and eat and save money at the risk of being homeless.
Sure you can stay as technically without a possession order you don't have to leave, it would be a bad form to not do so however. But expect to be sued for costs.
Ultimately if your solicitor is not ready to exchange, you can't force them too, they are also there to ensure enquiries are dealt with and also act for the lender to which they have to be satisfied as well"It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"

You could look at AirBnb and try to find someone who offers 50% discount on monthly rentals. Or the largest discount you can find. If you have no other option (no friend or relative with room/sofa space) it might be your best option.0

I would like to add that I was very careful about giving notice to my landlord and only did so after consulting my solicitor. She informed me completion was imminent on 20th August and advised me to give my 30 days notice to my landlord. I didn't jump to it as I wanted to stay in my lease until end of September, so I held off. I then asked again on 30th August and my solicitor reassured me that completion would take place the following week. I was going to be away with work so I told my landlord and by the 1st September he had found a tenant ready to move in.0

Surely the solicitor must have advised with caveat that nothing is certain until exchange of contracts.
It seems extremely unlikely that any solicitor would have advised to give notice prior to exchange without some significant warnings.0 -
You are going to have to find a holiday property or airbnb and put your furniture into storage. This is actually your fault because you didn't understand about the process of buying a house. All you had to do was to buy a book about house buying and read it before you started to buy anywhere.0

You should ask your solicitor why she gave you that advice. It sounds a bit negligent.
But re-read the advice carefully. For example, she may have just be saying that she was in a position to complete by 1st September.
Realistically, she couldn't have known for sure whether the seller was ready, willing and able to complete on 1st September - because contracts had not been exchanged.0 -
Is this was a conveyance factory your advice is probably what I'd expect...cheap but they cause more problems than they solve.
No solicitor with any experience would advise to give notice before exchange0
