Ftb help!

Hi,

We have had our DIP accepted last week and put an offer in on the house on the same day.
I have had one CCJ 5.5 years ago (which is paid off and I advised the broker off this at the start of the process)
We are waiting on Nationwide to check our payslips and have 1200 on a credit card but no other debts between us (we are on a combined wage of 50 and have a deposit of 10%.

If the credit check has been passed at DIP is this ok or will it go wrong somewhere down the line?

How many times do Nwide credit score you? It’s showing as a “hard search” on our credit files.

What are the timescales? Our broker is now on holiday right at a time when I have 100 questions!

Thanks

A good broker will usually have a colleague to cover. Did you get the broker via an Estate agent or was it a free broker? If it was good luck

If he/she is taking on customers and then going away, there must be someone to take up your case whilst they are away? I used to run everything right down in the run up to going away - but I would still pick up emails from people whilst away from cases still going through.

Do they not have someone picking up their customers or picking up emails whilst away?

To answer your question, it sounds like you should be ok.

  • Sorry for the late reply!
We received the offer in the end so all is ok! But oddly the broker has asked for more documents although the lender said they don’t need them? Confusing.
We are going to exchange contracts next week - exciting!

possibly a good broker asks more than they need, in case the lender ask for this, saving you time

  • It may be that compliance have asked for a document that the broker needed for the file and hadn't got?

  • Hi! I’d love to have a chat with you please. Very similar situation. A small satisfied ccj and a couple of missed payments from 4 years ago. Also got an AIP. Mortgage applied and now waiting for valuation. Do you know if there were any more
Checks after valuation? How long did you have to wait and did they change the rate from the original mortgage illustration?
    Thanks.
