Default on mortgage HELP please

I am currently trying to get a remortage.My wife missed 2 payments on her mortgage 2 years ago (with illness).We payed the arrears up full within the next month.It now appears that her mortgage lender have put a default on her file.This was done without any of our knowledge and has only come to light since we have tried to get a new mortgage. Has the mortgage company treated her unfairly by not informing her.

    I don't think so.
    Your payments are recorded for 6 months on your credit file.

    It will show how long she didn't pay for though.

    Your best bet is to be honest with new lenders (especially if they can find out anyway).
    Explain about the illness and the fact that it was paid back quickly.

    perhaps you should consider seeing a broker as they will be able to advise on companies who might be sympathetic.

    Honesty is definitely the best policy though.

    Would it be worth using the "moneysupermarket" or companies like this one to help me find a mortgage? Its just that i have tried 3 companies(all declined due to adverse credit) and each one has left an imprint on her credit file leaving her with a lower credit score than she originally had.....

    try posting on the debt board too,the people there may know of credit repairs?

    i think you could ask for a note to the file to say illness and paid up straigt away?

    You should not really keep trying to get mortgages agreed unless you are pretty certain that it will get agreed. As you rightly say it leaves a footprint, by most lenders, and can affect your credit score if too many are done.

    Have you got a copy of your credit file from Equifax or Experian?

    I do however think you can still get this agreed, but it will depend on the whole scenario

    You will probably find that if the lender your applying to is saying that you have a default, this wont be mortgage arrears, but an unpaid debt. Defaults usually occur after 6 payments on a loan have been missed?

    As mentioned by herbiesjp, the best thing to do it get a copy of your experian file then approach a broker. 2 historic missed payment isn't a major issue provided everything else is OK, income etc... (any normal broker should be able to place it)

    Don't wast your time searching for an adverse credit brokers via the seach engines as you'll get hit with huge fees! I think they pay about £10 a click through so end up charging their clients a fortune. If you use moneysupermarket you may also have to pay broker fees. I think standard enquiries are sold to brokers for about £50-£100 and I think adverse leads get sold for up to £200.
