Over 60, poor credit rating, can I get a mortgage?

The headline pretty much says it all, over 60, poor credit rating, would like to know if - and where - I could get a mortgage on my existing property? And I'm self empoyed, just to make it easier.

On the plus side I own my property 100% and have no mortgage or secured loans and I only need a small mortgage, up to £50,000 - less than 10% of my property's value. I'd like to do some improvements, which is the reason for looking at mortgages.

I've looked at 'Life Mortgages' and whilst they don't seem to care about poor credit history they are expensive and awkward to get out of - without dying!

TIA for any advice.

Your age is not an issue.
If your income supports the mortgage, that is not an issue.
Poor credit needs expanding on. In 7 years, I have come to learn poor credit means different things to different people. Some think a £20 default from 5 years ago is the end of the world, where as others think 5 defaults 6 months ago is not a problem because they are not CCJs or bankruptcy.

So we need to know what you have (defaults/CCJs/Arrears) and when from on the poor credit front.
