1 person named on mortgage

Ok so this is a complex 1 but I wondered if anyone could help. Coming up 3 years ago we bought my mum's council house from the local authority. For 2 reasons. 1. Mum was worried about losing it due to the "bedroom tax" 2. An investment for us due to the size of the discount offered.
At the time we borrowed the money from my father-in-law so no mortgage. We didnt register his loan as a property charge so the council's charge for the right-to-buy discount has had 1st charge since. Fine. However my father in law has recently been diagnosed ill and has asked for the money back and we're having trouble getting a deed of postponement from the council. So we're now looking at a second charge mortgage instead.
My question is this: when we bought the house we registered it 99% in my name, 1% in my mum's name (had to be in both names). Can I apply for a mortgage just in my name on the house (with mothers permission)? She's in her 60s, doesn't work and has poor credit so we've no chance of getting a loan with her named on it.
Sorry, long post but I thought all the info might help.

You will both need to be named on the mortgage since you are joint owners.
Try a mortgage broker as some lenders are more sympathetic to your type of situation.0 -
A second charge on "sole borrower, joint proprietor?"
I suspect not.I am a mortgage broker. You should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it.
