The only donkey in the household is me... I am happy to answer any questions if I feel they are relevant and was just querying the reason behind that specific questioning, as some have suggested re-homing my pets - Which is as ridiculous as suggesting any of you re-home your children, or pets, if you face financial difficulties...

Why does is matter what area of country I live? I'm not looking for advice on what price anybody else thinks my property should be marketed at... Or is there another reason for that question?... Just so that I can understand ?0 -
When did you last make a full mortgage payment to Britannia? That is the key issue. You said you have not worked since last October and there are £5k - £6k in arrears. Does this mean you have not made a payment since then? Is there an arrangement to pay the arrears which has been broken?
I was a mortgage arrears counsellor for a large bank many moons ago and the position then was proceedings for repossession was initiated after 3 months. The court have delayed eviction but for how long and why? To give you time to sell the property or is there something else in the pipeline?
On what grounds are you trying to get the possession order changed by submitting a letter N244? I am afraid that affecting mental health is not usually a criteria. You can ask for extra time to sell though whether it is accepted depends on how long the property has been on the market, the valuations by estate agents and how much in arrears the mortgage is.
Don't forget all these court hearings will have costs and you will probably have to pay these from the sale price and the mortgage will be going up if you are still missing payments so the equity will be eaten into anyway.
I do not think the court or Britannia are going to wait for a year while you wait for the right price so you have enough to cover a new home. My preference would be to remain in control and agree on a lower price for a quick sale. I am supposed to make normal repayments from 31st Aug, plus £50 per month towards arrears, but probably unable to do this... Britannia have since stated in letter that if I don't pay regular payment on 31st July (now gone) that they will apply for eviction again. This court judgement was based on fit note expiry date from GP for being unable to work, which is probably likely to be extended.
