Tenant is withholding part of rent for oven cleaning that wasn't agreed

    Personally its not to the standard of my properties, however potentially the fact that the inventory hasn't been queried(was it?)...I am tempted to say that the tenant was accepting of the condition of the oven

    I see nothing that oven pride couldn't rectify though.

    Looks like an Oven Pride job to me. It's grubby rather than filthy.



    Other people's dirt is always worse than your own. I could live with that if it were my own grubbiness, but if I were taking it over from someone else I'd want it cleaner.

    In our last rental but one the oven looked ok but the first time we used it it belched black smoke :eek: we got it professionally cleaned and said we didn’t mind paying but the agent (who was a friend) gave us the money back. We were still there 9 years later and only moved because of neighbours from hell.

    Good tenants and landlords are worth their weight in gold. If these tenants are genuinely fussy about the oven they may be fussy about everything else and keep the property immaculate.

    G - M’s advice (which is always sound) is often to sit down with people over tea and cake and talk things over. I think this might be a good idea, you don’t want a fairly small issue to escalate into something bigger.

    Hopefully you will find this is a teething problem and in a few years you will be telling us of the lovely tenants you have ;)

    How much is she withholding from the rent as there is a distinct difference between £5 and £70 for a professional clean.

    Agree with this 100%. I wouldn't be happy leaving an oven like that for a tenant.

    Uuuuugh horrible, it always shocks me what tenants are expected to find acceptable. Mucky ovens, multicoloured swap shop decoration, manky dark kitchens, smelly old carpets.... it is always obvious that the owners can't sell the muck holes, and so they try to palm them off on tenants, thinking they are lower than pond life, and will accept anything with grovelling thanks.

    The problem here though is that she agreed to take the flat as it was with the oven in that condition and is now trying to change the agreement. The bit about the windows not opening and now the oven makes me think that she is finding the rent a bit too high and is trying to find ways of paying less so she is looking for faults.



    She can't withold rent for a bit of oven cleaning.
