Tenant is withholding part of rent for oven cleaning that wasn't agreed

    sounds like there will be ongoing isues. How long is the fixed term?

    The alternative is to sit it out for 6 months. Serve a S21 Notice promptly at the 4 month point (unless of course it's a 2 year fixed term.........)!

    Make sure you are squeaky clean yourself though. Have you/your agent done everything right?

    * deposit?
    * gov leaflet?
    * gas?
    * EPC?

    Is this oven a disgrace though? Not saying they can withhold rent but some landlords/agents seem to think if it's turns on then 20 years of grime will burn off
    An answer isn't spam just because you don't like it......

    That's the beauty of having an inventory with pictures...OP seems to suggest that the inventory was provided and agreed with the tenant

  • The fixed term is 12 months and there's no break clause at 6 months.

    You just need to disguise the link in some way so it isn't automatically blocked - add spaces etc.

    OP...how long has this tenant been there?

    If the oven is that unhygienic as her email states in your opening post what is she cooking with at present?

    I understand that some tenant may not trust the cleaning of others...I tend to re do everything before a new tenant moves in even if the previous tenant left it spotless but that's me...but if she didn't challenge the original inventory description of clean then it not your responsibility to clean it further.


    Do you live within distance to go to the property to discuss her concerns about the oven and the flat in general?

    Maybe meeting with her might ease the tension that could easily escalate if she has expectations of how the property should be.

    I've had a tenant in the past who thought that once they moved in there was a blank cheque book available to "rectify" issues and after 2 months I took the step of meeting with them and explained how much of the property operated and it ended up boiling down to the fact that they had never lived away from home before so had little concept of what to expect or how to find out the best way to operate something.

    We had a faulty toilet seat,sticking windows,a mouldy smelling fridge,mould in the bedroom,a leaking shower ….all within 2 months....and all easily rectified to the point that they are still there 4 years on and loving the place now!
